Benjamin M. Altshul

Partner

A partner in the Real Estate Group, Benjamin represents investors, developers, and corporate clients in commercial real estate transactions across the United States. He has deep experience in borrower-side financing, purchase and sale negotiations, title and survey review, and structuring liability protections. His clients range from entrepreneurial operators to established private equity sponsors, and he regularly works on acquisitions, dispositions, financing, and leasing transactions across a broad range of asset classes — including multifamily, retail, office, industrial, and self-storage.

Offering more than legal advice, Benjamin understands the economics behind real estate investments, identifies potential transaction obstacles, and focuses on the issues that matter most. Clients value his responsiveness, clear communication, and deep familiarity with their businesses and transactions. He partners with clients to close deals and achieve their business objectives. His work on nonrecourse guaranty carveouts shows his commitment to protecting clients when the stakes are high.

Benjamin serves on the Board of Directors of the Jewish Council for Youth Services (JCYS) and will assume the role of Board President in August 2026. In that capacity, he works closely with the organization's CEO to provide strategic direction and governance leadership for an organization that delivers critical youth and family services across the Chicago area.

He received his J.D. from Chicago-Kent College of Law and his B.A. from the University of Wisconsin-Madison.

  • Representing a commercial real estate company in a complex financing transaction — which included an equity pledge, completion guaranty, carry guaranty, recourse carve-out guarantee, and a deferred equity guaranty — to fund the acquisition and improvement of an iconic and historical property in the heart of Chicago.
  • Representing a real estate investment firm in the $173M acquisition of four residential properties in Florida.
  • Representing a real estate investment firm in the $58M sale of a residential apartment building owned via a joint venture.
  • Representing a joint venture in the sale of a multifamily project in Alabama that involved a loan assumption.
  • Representing a real estate investment firm in the sale of a multi-family property in Florida that involved extensive negotiations and an assignment of the seller’s existing mortgage.
  • Representing one of the nation’s largest owners and managers of residential real estate in the $68M acquisition of a multifamily apartment complex in San Antonio, Texas, via a joint venture.
  • Representing a leading multifamily property management company in the $17.6M acquisition of 137 of 148 units in a condominium project, including a mortgage loan.
  • Representing a commercial real estate company in various refinancing transactions.
