NAIOP’s “Downtown Transaction of the Year”

Levenfeld Pearlstein is pleased to have represented Piedmont Office Realty Trust, in the 2009 NAIOP “Broker Transaction of the Year – Downtown Office” Award-winning deal. A team of LP attorneys, led by Brian Kozminski, represented Piedmont, owners of the AON Center in Chicago, in connection with the negotiation of the long‑term lease of more than 260,000 square feet of office space to accounting giant KPMG LLP. KPMG’s new 15-year lease, which begins in 2012 when its current lease expires, will include the 53rd through 61st floors of the 80-story skyscraper at 200 E. Randolph St.

This was a challenging transaction that involved the alignment of interests of multiple parties, including the building’s lender, AON Corporation (with building naming and other rights) and the large law firm currently leasing the space. Following completion of the negotiations, the LP team received multiple compliments from the brokers of the deal, expressing thanks for their professionalism and tenacity in such a tough real estate environment.
