Introducing Retainer and Flat Fee Pricing for Community Associations

At Levenfeld Pearlstein, we want your relationship with our firm to be as satisfying as possible. That relationship starts with our legal advice, but it doesn't end there. Providing the most fulfilling service, we know, means providing business insights, networking opportunities, and any other assistance that helps our clients meet their goals. It also means providing you with the most attractive pricing options.

We have listened closely to our clients throughout the challenging economic environment of the last few years, and we are now pleased to present a pricing alternative to our hourly fee structure that we believe will be attractive to many of you. Our Retainer and Flat Fee Pricing Program covers many of the common legal needs of our clients, and does so through a pricing structure that provides cost certainty, controls legal costs, and will allow our clients to budget accurately.

As its name suggests, there are two aspects to our new program:

Retainer Program
Under the Retainer Program, the firm will charge a fixed monthly sum for a suite of services commonly used by our association clients. The services covered through the Retainer Program are:

  • Telephone consultations on legal matters with the designated point of contact;
  • Basic legal opinions per the Illinois Condominium Property Act on Board authority; and
  • Attendance at annual association meetings;
  • Review of and revisions to basic association contracts, including vendor agreements.

Flat Fee Program
Levenfeld Pearlstein has instituted industry-low flat fee pricing for assessment collection litigation.

  • Collection Matters
  • Demands for possession
  • Preparation and recording of assessment liens
  • Collection Litigation
  • Standard collection suits
  • Complex litigation

Levenfeld Pearlstein offers flat-fee pricing for common services falling outside the retainer program, including:

  • Contractual Matters
  • Amended and Restated Declarations
  • Amendments to Declaration and Bylaws requiring unit-owner vote
  • Unit Combination Amendments
  • Assignments of Limited Common Elements
  • Licenses for use of the Common Elements
  • And additional services at request

Rates for the above services will either be identified on a schedule of flat fees or, for more complex engagements such as complex collection litigation, established by the firm after an evaluation of the matter. (Note that for complex collection litigation, the flat fee will not exceed any award of attorneys' fees granted by a trial court.)

The Retainer and Flat Fee Pricing Program is available to our clients as of November 1, 2012. For clients that wish to operate under the new pricing programs, the programs will remain in effect for one year, after which the firm and our clients can mutually agree to a renewal of the terms.
